3 rebuild bath
4.rebuild kitchen
5 install windows
6.refurbish floors
7.clean everything then paint (redoing floors can leave dust on the walls
so if you paint first the new uncured paint can be marred--paint dries to
the touch in a day but doesn't fully harden for a month that is why newly
painted wall can be marked so easily
8. exterior paint/rescreen porch can be done at the same time as the
interior work
P.S. check roof & foundation, insulate anywhere you can
batts or blown

The first thing I would do is have a home inspector check the
Momo
house. Cost varies depending on where you live but should be around $350.

aren't thinking about.

As for ur immediate question, I would have the plumbing & electrical
checked first & roof. Also make sure gutter are functional & draining.
Then gut the kitchen & bathroom, refinish floors, install new windows,
install new tile etc. in kitchen & bathroom, paint interior, rescreen
porch.

I am a painter & have worked on some renovations on the painting. If a
general contractor replies to ur question they have other ideas & better
order. I have a second email account for misc things if I can help you
more with painting questions. nicknnack.com

I restored a 1919 cape cod & here are some other unexpected things to
check out. HVAC, mine was oil heat & blew oil had to be replaced. Roof,
shingles were missing & there were too many on top of each other, so it
had to be replaced. Insulation, there was NONE so I had to blow it in.
Sub-flooring, was rotten in places & had to replace areas. Hot water
heater was too small & didn't heat water efficiently, had to replace.
Breaker box had to be replaced because electrician said it was too
dangerous. My home had lead paint which required removal. Pipe to sewer
main had to be replaced because it was terra cotta & roots breached it in
too many places. If there is a fireplace, have the chimney inspected.
All of my brick had to be ''repointed''. And, there were some serious
cracks in the foundation which needed repair as well as the crawl space
had a earth floor which required pouring cement to bring it up to code.

Good luck with ur restoration. It is great fun, you will learn a lot & it
is so rewarding!

make sure you don't move any walls that will require a permit
