One bedroom? And the bathroom is on a different level? Who Buttmonkey would buy it? Your house has no practicality. An elderly couple couldn't Registered User buy it, a young couple couldn't buy it. Good lord, I wouldn't even buy a house that didn't have a full bath off
the master bedroom.

How soon do you want to sell? How much more money do you want chiquita to put into it? If you're done with the big fixes, it looks like you've Registered User done a lot, then now it is time to concentrate on the little details. Kitchen & bath/baths, are critical areas for any manner of upgrades.
Certainly what you've described sounds great in cost concerns, &
technical aspects, but If the house has an updated kitchen, upgraded
bathrooms, & enough closet space, you will have not only more on site
vistors, but a better chance to sell. Fixtures, appliances, features, in
most used areas, will go a lot farther than an extra layer of R 30 in an
attic.

Sounds like you've done a lot inside, maybe you should work on Crunch the outside now. It will be the first thing anyone sees. New paint Registered User inside may be nice too. I painted mine & it made a world of difference.
