If you don't already have one, install a Sectional Handleset on

the front door, it is one of the first things a prospective buyer sees and

One bedroom? And the bathroom is on a different level? Who

would buy it? Your house has no practicality. An elderly couple couldn't

buy it, a young couple couldn't buy it. To whom would it have appeal?

How about adding two more bedrooms and a bath on the same floor?

Good lord, I wouldn't even buy a house that didn't have a full bath off
the master bedroom.

How soon do you want to sell? How much more money do you want

to put into it? If you're done with the big fixes, it looks like you've

corners of the wall & trim all beat up? Does it look bright & spacious or
crammed full of clutter--knick-knacks, furniture, etc. Have a home
inspection done so if there are any problems, you can go ahead & get them
taken care of & you won't have to fight with a buyer about them later.
Call up a Realtor. They can give you comps on what other houses are
selling for & their features. They can also give you tips on what you can
do to make ur house look it is best.

Kitchen & bath/baths, are critical areas for any manner of upgrades.

Certainly what you've described sounds great in cost concerns, &
technical aspects, but If the house has an updated kitchen, upgraded
bathrooms, & enough closet space, you will have not only more on site
vistors, but a better chance to sell. Fixtures, appliances, features, in
most used areas, will go a lot farther than an extra layer of R 30 in an
attic.

I would say that if at all possible, add at least a half bath

on 2nd floor. Who wants to go downstairs in the middle of the night to
